Wilmington Real Estate Overview
Nestled between the Atlantic Ocean and the Cape Fear River, Wilmington has taken on a number of nicknames from the locals. These include “The Port City”, “Hollywood East” and “Wilmywood” (due to the influx of the film industry), “Coast Guard City”, and many more!
With a history back to the 1720’s, the small town of Wilmington has grown to over 100,000 residents with in-excess of 250,000 in the Greater MSA which includes Brunswick and Pender Counties. The majority of this population growth has taken place over the past couple decades as a result of significant job growth, the continued increased expansion and enrollment at the University of North Carolina at Wilmington, Wilmington downtown rejuvenation, influx of retirees and second home buyers, and our pleasant year-round climate. It is safe to say that our little secret is out and Wilmington has become the pride of the southern coastline.
Fortunately, for those that would love to live in Wilmington, the Wilmington Real Estate Market is very diverse and allows for home buying opportunities no matter what your price point. Wilmington Climate
Why is the Wilmington Real Estate market so HOT? Well, our subtropical climate is partially to blame. A large portion of buyers relocating to the area come from Western portions of the state, Virginia, Maryland, Ohio, Pennsylvania, New York, and New Jersey. All of these folks have one thing in common – they have traded in their snow shovels for bathing suits!
Winters are generally mild with temperatures typically in the mid-50’s during January with lows in the 30s. Most years, we do not experience a snow fall so if you are looking for an annual “White Christmas” this is not the place to be. We experience snow so infrequently that, when it does snow, even a dusting will cause school closures and keep most of the residents inside.
Spring is lengthy and usually begins in February. It is not uncommon for February temperatures to reach levels which allow for Wrightsville Beach to fill up with those awaiting summer. As we enter April the blooming of the azaleas kicks off the annual Azalea Festival and we then know that summer has just about arrived.
Once summer hits Wilmington, the town comes alive and the beach towns draw vacationers in droves. The humidity rises and you can anticipate average temperatures in the mid-80s to mid-90s. On occasion, temperatures will reach the triple digits which only results in more people taking advantage of the 80 degree water in the Atlantic Ocean.
Autumn is peaceful with with a range of comfortable temperatures. The inshore and offshore fishing really picks up around this time and, as a result, you will see many more boats in the Intracoastal Waterway and docked at local restaurants and bars such as Dockside and Bluewater.
Wilmington Transportation
Over the years, it has become more and more convenient to come and go. If you ask any of the old-time locals, they curse the day that Route 40 was completed. This interstate highway allows 70 MPH access to and from Wilmington and acts as the major arterial from the city to all inland locations.
The Wilmington International Airport (ILM) serves over 850,000 travelers per year. American Airlines and Delta are the major carriers at the airport and operate non-stop flights to many East Coast cities such as Charlotte, Atlanta, Philadelphia, and New York.
Public transportation is overseen by the Cape Fear Public Transportation Authority which operates the city bus lines and downtown trolleys.
All of the above are nice, but, when you live here you will most likely be walking, riding your bike, or on your boat.

Wilmington Higher Education
The University of North Carolina at Wilmington (UNCW) has over 2,300 staff and faculty members that educate and support approximately 17,000 students. About 83% of the student population is in-state with the remainder coming from out of state. There is a wide gap in the gender makeup of the university with females accounting for about 64% of the enrolled students. In-state tuition is about $7,000 and out of state tuition is triple that figure. UNCW offers 49 Bachelor Degree Majors, 30 Master Degree Majors, and 4 Doctoral Degrees.
Cape Fear Community College (CFCC) hosts 15 academic departments specializing in college transfer programs, health sciences, technical and vocational programs, and continuing education programs.
